How We Research Our Guides

Updated October 2026

In short: every fact on this site comes from a source you can check, and the source is linked next to it. We use official guidance, legislation, fire service and court reports, government statistics and published price lists. We use AI tools to help find sources and draft pages, and nothing goes live until each figure, case and quote has been checked against the original.

Where our information comes from

  • The law itself: the Regulatory Reform (Fire Safety) Order 2005, the Fire Safety Act 2021, the Building Safety Act 2022 and the Fire Safety (England) Regulations 2022, read on legislation.gov.uk.
  • Official guidance: the government’s fire safety risk assessment guides for each type of premises, DfE and CQC guidance, and the equivalent guidance for Wales, Scotland and Northern Ireland.
  • Fire and rescue services: their published guidance, public enforcement registers and press releases about prosecutions.
  • Statistics: Home Office and MHCLG fire statistics, always with the table name and the year.
  • Industry standards: British Standards, Fire Industry Association and Fire Protection Association guidance, cited by name and edition.

How we use court cases

We only include a prosecution if we can link to a fire and rescue service, council, court or reputable trade press report of it. We give the year, the outcome and the failings as reported. Where reports disagree, for example on a fine that was later reduced, we say so or leave the figure out. We describe businesses as they were reported, and we don’t add anything that isn’t in the source.

How we work out prices

Our price ranges come from published price lists and guides on real UK assessors’ websites. Each page names the firms we checked and the month we checked them. We say when a price excludes VAT or when a firm doesn’t say. We recheck prices at least every six months and update the date on the page. Our prices aren’t supplied or influenced by the assessors we work with.

How we use questions from real people

Most of our guides include questions that landlords, business owners, parents and residents have asked in public forums such as Mumsnet, the Safelincs Fire Safety Forum and the Airbnb Community. We copy short quotes word for word and link to the original thread. Where a post is too long to quote, we paraphrase it and say so. We credit the forum, not the person, and we never invent a quote, a review or a customer story.

How we use AI tools

We use AI tools to help search for sources, summarise long documents and draft pages. We’re open about that because you should know how the information you’re reading was put together. What AI doesn’t do is decide what’s true. Before a page is published:

  • every statistic is checked against the official table or release it came from;
  • every prosecution is checked against the original report;
  • every quote is checked word for word against the original post or document;
  • anything we can’t verify is left out.

Our content rules also ban made-up reviews, invented case studies and claims about accreditations we don’t hold.

Keeping guides up to date, and fixing mistakes

Every guide shows the month it was last updated. Fire safety law and guidance change, so we review our guides when they do and at least once a year. If you spot something wrong or out of date, email info@nationalfireriskassessment.co.uk and we’ll check it and correct it.

Our guides are general information, not legal advice. Who runs this site and how we’re paid is explained on our About page.
